Purpose of the Partial Commercial Inspection

The Partial Commercial Inspection provides a summary of the main systems and components of the building and is less concerned about the minor problems. This inspection is still very comprehensive, but not as detailed as the General Commercial Inspection.

While no inspection can eliminate your risk completely, this inspection will give you an excellent picture of the building’s main systems and components current condition.

How the Partial Commercial Inspection is Performed

Before our inspector arrives at your building, he has visually inspected the neighbourhood.
This allows him to place the building into perspective with other similar properties in the neighbourhood.

After acknowledging and fully understanding your concerns, he then proceeds to inspect the exterior of the building.

Exterior systems and components inspected:

  • Roof shingles, Roof membrane, Flat roofs, Flashing
  • Structure, Foundations
  • Chimney, Skylights, Eavestroughs
  • Termites
  • UFFI (Urea Formaldehyde Foam Insulation)

Exterior systems and components NOT inspected:

  • Retaining walls, Garages
  • Brickwork, Siding, Paint
  • Windows, Exterior doors, Porches, Decks
  • Driveways, Walkways
  • Patio, Grading (slope of ground)

Once the exterior inspection is complete the inspector will take you on a tour detailing the status of the building and will answer all of your questions and concerns. Once you are satisfied with the exterior inspection, he will proceed to the interior inspection.

Interior systems and components inspected:

  • Structure
  • Foundation walls
  • Termites
  • UFFI (Urea Formaldehyde Foam Insulation)
  • Bathroom, Tiles, Shower, Plumbing fixtures
  • Water and drainage piping
  • Sewage piping
  • Hot water tank, Main water service, Water pressure
  • Light fixtures, Light switches, Electrical receptacles
  • Distribution wiring, Electrical boxes
  • Electrical service, Main electrical panels
  • Furnace, Boiler, Duct system, Humidifier, Radiators, Exhaust flue
  • Thermostat, Baseboard heaters
  • Central air conditioning
  • Central heat pump, Air cleaner, Safety switch

Systems and components NOT inspected:

  • Walls, Floors, Ceilings
  • Basement floor
  • Attic area, Attic insulation
  • Fireplaces
  • All permanent cabinets
  • Stairs
  • Basement wetness
  • Smoke detectors
  • Central vacuum
  • Interior doors
  • Kitchen
  • Fences
  • Washer and dryer
  • Fridge
  • Stove
  • Other appliances
  • TV/Cable
  • Telephone/internet cables
  • Entertainment wiring
  • Security/ video systems

Once the interior inspection is complete the inspector will take you on a tour detailing the status of the building and will answer all of your questions and concerns.

At the end of the inspection, after all of your questions have been answered, you will receive a comprehensive inspection report. This report will detail the building as well as include a summary and comparison of similar properties.

Within this report you will also find:

  • Average component life spans
  • Typical repair costs

There is a $125.00 charge if inspector has to come back because access was not possible.
