Purpose of the General Pre-list Home Inspection
The General Pre-list Home Inspection is the most thorough and comprehensive home inspection offered. This inspection takes approximately 3 hours to complete and is designed to lower your risk of home ownership.
While no home inspection can eliminate your risk completely, the General Pre-list Home Inspection will give you the most comprehensive picture of the home’s current condition.
How the General Pre-list Home Inspection is Performed
Before our inspector arrives at your home, he has visually inspected the neighbourhood. This allows him to place the home in perspective with other similar homes in the neighbourhood.
After acknowledging and fully understanding your concerns, he then proceeds to inspect the exterior of the home.
Exterior systems and components inspected:
- Roof shingles, Roof membrane, Flat roofs, Flashings
- Structure, Foundations
- Retaining walls, Garages
- Brickwork, Siding, Paint
- Windows, Exterior doors, Porches, Decks
- Chimney, Skylights, Eavestroughs
- Driveways, Walkways
- Patio, Grading (slope of ground)
- Termites
- UFFI (Urea Formaldehyde Foam Insulation)
Our inspector will then take you on an exterior tour of the building and will answer all of your questions and concerns. Once you are satisfied with the exterior inspection, he will proceed to the interior inspection.

- Attic area, Attic insulation

- All permanent cabinets

- UFFI (Urea Formaldehyde Foam Insulation)
- Kitchen
- Bathroom, Tiles, Shower, Plumbing fixtures
- Water pressure/flow
- Water and drainage piping
- Sewage piping
- Hot water tank, Main water service
- Electrical service, Main electrical panels
- Light fixtures, Light switches, Electrical receptacles
- Distribution wiring, Electrical boxes
- Furnace, Boiler, Duct system, Humidifier, Radiators, Exhaust flue
- Thermostat, Baseboard heaters, Air cleaner, Safety switch
- Central air conditioning
- Central heat pump
Once the inspection is complete our inspector will take you on an interior tour of the building and will answer all of your questions and concerns.
Systems and components NOT inspected:
- Fences
- Washer and dryer
- Fridge
- Stove
- Other appliances
- TV/Cable
- Telephone/internet cables
- Entertainment wiring
- Security/ video systems
At the end of the inspection, after all of your questions have been answered, you will receive a comprehensive inspection report. This report will detail the home as well as include a summary and comparison of similar homes.

- Typical repair costs
- Moving schedules
- Maintenance schedules
- An environmental supplement
- Filing system to keep track of your costs
